Tenant find


  • A visit to your property to advise on legalities, furnishing, insurance and potential rent levels
  • Marketing the property via suitable media
  • Interview and referencing of the tenant
  • Draw up the tenancy agreement
  • Obtain the tenant deposit, register and hold under the terms of the housing act
  • Pre tenancy inventory and schedule of condition
  • Check tenants into property at the start of tenancy

Tenant & Property Maintenance Services

  • A mobile number provided to the tenant to contact should there be any problems – Set up fee £40
  • Following contact regarding an issue, authority is given to action property maintenance and safety certificate compliance, to an agreed limit. – P.O.A

Ongoing Management

  • Inspection after 1 month of tenancy and then at intervals instructed by the landlord (commonly to comply with insurance requirements)


  • £50 per inspection

End of Tenancy Services

  • Inventory Check & Report (included in Tenant Find if instructed thus) – £120
  • Stage One(issue notice(s) to tenant) – £120
  • Stage Two (proceedings issued inc court date set) – POA
  • Stage Three (appropriate officials remove tenant) – POA

Full Management

  • Providing a tenant
  • Providing a tenant contact service
  • Ongoing management
  • End of Tenancy Services (Inventory Check & Report and Stage One, only)
  • Financial management


  • 1 bed: £600 (£50 pcm)
  • 2 bed: £720 (£60 pcm)
  • 3 bed: £840 (£70 pcm)
  • 4 bed: £960 (£80 pcm)

Additional Services

  • Any service not covered above will be charged per hour or part thereof – £50
